New Construction Home Model
We're out here looking at new construction properties today and I just wanted to show you one of the model homes. As you can see right here. This is, we're in the midway area of Gulf Breeze which is between Navarre and the Tiger point area. And one of the things that's cool about this area is, there isn't a ton of new construction in Navarre but this area Gulf Breeze happens to be in the Navarre High School District.
So if you've got kids that want to be in Navarre High School, you can still buy over here in the Gulf Breeze area. So I just want to show you some of the cool features of this. My name is Scott Gregory with Scott Gregory Team at EXP Realty by the way. And you can see as we walk through you've got nice upgraded, you've got granite, you've got canned lighting... Very nice.
Yeah. You know, there's a number of benefits to new construction. One is that, if you've been, if you've tried to buy a home here in the Navarre Gulf Breeze area you know, it's possible you've found yourself in competing offers and sometimes with a lot of them I had a client just last in the last two weeks, he made offers on two $300,000 to $400,000 homes and on one there was 24 offers and the other one that was 23. So the market had cooled a little bit when the kids went back to school, but the resale market it's back at it.
Often times you're not gonna have competing offers on new construction and I mean it's possible you could, if you and couple of people were interested in the same home but it's not likely. So that's one of the benefits. Another benefit of course is new is nice. It's nice to be able to move into somewhere or nobody's lived before.
It's clean, it's fresh. It's just really, really enjoyable. And additionally, you know, the buyer, the seller will pay, the builder will pay some of your closing costs and if you use their approved lender, it's possible that they will cover all of them. So that's nice.
That's not something that you're going to find in today's market on resales. So if you want to get into a house with as little down as possible, this can be a great option for you. Beautiful home, tray ceiling with crown molding, more. Canned lights... Pretty cool. So we've got houses to the houses that are in the framing stage, they'll probably get them done in about 3-4 months at this point. So some of these houses that are getting framed today will be done in December January.
